Stone Group Architects Selected to Purchase and Renovate City Building at Seventh Street and Weber Avenue

Today, the City of Sioux Falls announced its intent to award the proposal for the purchase and development of the building at 600 East Seventh Street to Stone Group Architects. The proposal calls for renovating the structure into an office building for an architecture firm and financial planning firm.

“It was important for the City to find a proposer who wanted to redevelop the property in a way that is complementary to Heritage Park and downtown Sioux Falls and would be a true asset to the neighborhood,” says Don Kearney, Director of Parks and Recreation.

Stone Group Architects plans to bring the building back to life, inside and out. Planned renovations include a new roof, brick, tuck-pointing, windows, and interior finishes, all the while preserving the character of the original building. Added features will include glass overhead doors, an outdoor patio, and improved landscaping. The developer also plans to seek State and National Historic Register designations.

For the past five years, we have been looking for the right place to call our own, and this is one of the properties that has been on our list since the beginning. In September 2017, the City issued a competitive request for proposals for the purchase and development of the building, which is the former East Side Fire Station and Parks and Recreation Office. Interest was high, as several potential proposers toured the property on October 6, 2017. While the City ultimately received one proposal, the review committee was pleased with how Stone Group Architects proposed to renovate and use the building. The property was rezoned to live-work in December 2017.

The City will now begin contract negotiations. Next steps include City Council action to allow for diagonal parking, designate the property as surplus, and approve the purchase and development agreements.

About the Development Team

Stone Group Architects plans to occupy the building along with Alternative Strategies Group, a financial planning firm. Both currently have offices in downtown Sioux Falls. Development partners are Todd and Sara Stone and Jason and Jennifer Erickson. Stone Group also has an office in Sioux City, Iowa.
