Notice is given that at the regular meeting of the Sioux Falls City Planning Commission to be held at 7 p.m. on Wednesday, June 4, 2008, at the Carnegie Town Hall, 235 W. 10th St., there will be a public hearing on the following amendment(s) to the 1983 Zoning Ordinance of the City of Sioux Falls.

1. 2008-04-33: REZONE from the AG, Agricultural District to the RS-2, RA-1, & RD, Residential Districts to develop property into residential use at S. Southeastern Ave. and E. 69th St.

LEGAL DESCRIPTION: (Government Lot 1 in the NW1/4 of Section 18, Township 100N, Range 49W of the 5th P.M., Lincoln County).

2. 2008-05-02: MAJOR AMENDMENT in Subarea E of the Meadows on the River Planned Development District to allow Retail Trade & Service, Office and On-Sale Alcohol as allowed uses at S. Louise Ave.

LEGAL DESCRIPTION: (Lot 3A, Skunk Creek Addition, Minnehaha County).

3. 2008-05-07: REZONE from Subarea B Granite Valley Planned Development District to the RC, Recreation/Conservation District for future public open space at E. 67th St. N. and N. Seubert Ave.

LEGAL DESCRIPTION: (Lot 17 Blk. 6 Granite Valley, Minnehaha County).

4. 2008-05-08: REZONE from the AG, Agriculture District to the RS-2, Residential District to assign zoning after annexation at west of Culbert Ave. at the end of W 60th St.

LEGAL DESCRIPTION: (Lot A of Plat of Rueckelshausen’s Tract No. 4 in the W1/2 of Section 12, Township 100, Range 51W., Lincoln County).

5. 2008-05-12: MAJOR AMENDMENT to Subarea A of the 57th St. West Planned Development District to exempt this parcel from I-229 Design Review District regulations at 5300 S. Grand Cir.

LEGAL DESCRIPTION: (Lot 4, Blk. 5, Rolling Hills Subdivision, Lincoln County).

6. 2008-05-16: REZONE from the C-4, Planned Commercial District to the RA-1, Residential District to allow the construction of apartments at W. 18th St. and S. Marion Rd.

LEGAL DESCRIPTION: (To be platted as Lot 1 of Tract A, Delbridge Addition, Minnehaha County).

7. 2008-05-19: REZONE from the AG, Agriculture District to the Village at Sycamore Ave. and 57th St. Planned Development District at SW Corner of 57th St. and Sycamore Ave.

LEGAL DESCRIPTION: (Stern’s, Burber’s, and Knobloch’s Addition, except Tract 1 of Stern’s Additions, Tract 1 of Burber’s Addition, and Tract 1 of Knobloch’s Addition (by exhibit), Lincoln County).

8. 2008-05-20: REZONE from the Brooks Crossing Planned Development District and the C-4, Planned Commerical District to the Brooks Crossing Planned Development District and C-4, Planned Commerical District to revise subarea boundaries and incorporate additional property into the PD at NE Corner of E. 57th St. and S. Sycamore Ave.

LEGAL DESCRIPTION: (The S1/2 of the SW1/4 Section 36, Township 101N, Range 49W, Minnehaha County; and the West 105' of the SW1/4 of the SE1/4 of Section 36, Township 101N, Range 49W, Minnehaha County).

9. 2008-05-25: MAJOR AMENDMENT to the previously approved Final Development Plan in Subarea G of the Dawley Farm Village Planned Development District for storefront design at SW Corner of SD 42 and SD 11.

LEGAL DESCRIPTION: (E1/2 NE1/4 of Section 24-101-49, Minnehaha County).

10. AN ORDINANCE OF THE CITY OF SIOUX FALLS, SD, RESCINDING THE 1998 SUBDIVISION REGULATIONS OF THE CITY OF SIOUX FALLS (ORDINANCE 18-98) AND ADOPTING THE 2008 REVISED SUBDIVISION REGULATIONS OF THE CITY OF SIOUX FALLS.

11. AN ORDINANCE OF THE CITY OF SIOUX FALLS, SD, AMENDING THE REVISED ORDINANCES OF THE CITY BY CHANGING THE DEFINITION OF LIVING GROUND COVER.
